南本拿比房價 – 大溫哥華地區房地產市場報告 – 2019年5月: Stepping in the high season of the housing market Vancouver, more sales in May,  but the home supply reach to 5-year high level.

The REBGV reports that there were 2,638 sales in May, which is 6.9% decrease compared to May.2018; however, when we compared May and April’s data, May’s sales increase 44.2% – there were only 1,829homes sold in April 2019.

Last month’s sales were 22.9 percent below the 10-year May sales average and were the lowest total for the month since 2000.

Ashley Smith, REBGV president mentioned – the home price is still high, and the stress test is another important factor to stop some of the potential buyers step into the market.

There were 5,861 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service®  MLS® Metro Vancouver last month. This represents an 8.1 percent decrease compared to the 6,375 homes listed in May 2018 and a 2.1 percent increase
compared to April 2019 when 5,742 homes were listed.

One more thing to mention is the sales to active listings ratio; For all property types, the sales-to-active-listings ratio for May 2019 is 18 percent. By property type, the ratio is 14.2 percent for detached homes, 20 percent for townhomes, and 21.2 percent for apartments. They all increase. Especially for the detached properties; we haven’t seen this number (14.2%) for a long time.
